Heather Osmond is the founder of Osmond Designs, a furniture and interior design business serving residential and commercial clients in Utah and beyond. She is also CEO of Best of State, the Utah awards program that recognizes achievement and innovation across industries, and the host of the KSL Real Estate Show, where she talks real estate, homeownership, design, and business with industry guests. A Provo High and BYU graduate, Utah native, and mother of four, she built each of those roles out of a problem she needed solved first.

Her track record runs wider than design. She got her real estate license so the commission would cover the down payment on a $103,000 starter home in Orem, then lived in the unfinished basement and rented out the upstairs. She and her husband grew that into 33 self-managed rental properties, sold the portfolio, operated five assisted living facilities, and moved into commercial real estate and shopping centers. Osmond Designs reports winning the Best of State Award for interior design and furniture selection every year from 2012 through 2024, along with Houzz Best of Design and Service recognition.

On The Daily Mastermind, Heather sat down with George Wright III for a conversation about building success on her own terms. She traced the path from that first house to the Lehi store — a full gut of the first ZCMI building in Utah — and explained how buying Best of State came from a phone call she never expected. She also talked about what she's added since taking over: a new website, an active brand presence, and the sold-out BOSS symposiums for Utah business leaders.

Key Insights

Key takeaways from Heather

01
Solve the problem in front of you, then sell the solution.
Heather needed a down payment, so she got a real estate license. She wanted a $3,000 sofa she couldn't justify, so she opened a wholesale account that required a full semi-trailer and sold the rest to her neighbors. The business came after the problem, not before it.
02
Focusing on relationships is what got her there — not the other way around.
People she went to high school with are now among her best Osmond Designs clients. Her rule is to enter every conversation asking what you can give and let the payoff take its time. In her words, she's never regretted being nice to people.
03
How you spend your free time tells you what to build next.
When Heather felt something was missing, her approach was practical: look at where your free hours already go, ask the trusted advisors who see your gifts more clearly than you do, then try things. The answer is usually already in your calendar.
04
Being small means you don't need a vote to change direction.
"We're a speedboat. We're not a cruise ship." Heather treats the ability to move without committee approval as the real advantage of running her own businesses — pivoting out of rentals, out of assisted living, and into commercial real estate as each chapter ended.
05
Your husband is not your financial plan.
Heather is direct with women about building a marketable skill of their own. She frames it as breathing room rather than insurance — the capacity to make decisions from choice instead of necessity, which is the same posture that let her sell portfolios and start over.
